Totally unethical. Refusing to give us our money back after we uncovered major issues with the house we had reserved. Halifax bank wouldn’t even approve it for a mortgage due to how it was constructed. That and a whole catalogue of other red flags. Do not do business with these people. They are not even regulated by any housing ombudsman.

Do not even buy a house/codo built by this company – a terrible experience!

We bought our house in 2019, and it was supposed to be delivered in 2020. However, it wasn’t completed until mid-2023. In January 2024, we experienced a water leak and requested repairs. Over the past year, we have sent dozens of emails, and each time, they promised to fix it, claiming they were waiting for workers or giving various excuses. Yet, after more than a year, the issue still hasn’t been resolved.

If you are going to buy in these developments be very careful!
Each development has it's own SPV (this is a Separate limited company). This means they can allow one of their developments to go bust (like Kingsway's development) and act like it's nothing to do with them.
With Kingsway, SDG were very shady in the fact they have taken millions from investors with no intention to build. Instead money was spent on over developments (or in Joanne back pocket).
Please check on company house who the directors are. You can see with all these developments Joanne Waller is responsible.
Each development required 30% from each investor to put down. How can these not be built with that sort of investment? Or would it be fair to say it's fraudulent and all there current sites are empty.

Extremely frustrated. Its been 4 years since I paid deposit of £48K Kingway at Liverpool. I have cancelled the contract due to council rejection of the original plan. Until today, I got only £5K.

Unfortunately, at the same time, I also put deposit for Regent Plaza, Block D, which has way passed its long stop date and no sign of completion.

I am in the process of taking legal action against this company. I can see a lot of the people wrote on the same review but if anyone else is interested joining up please let me know. Our combined case will be stronger (may be cheaper legal fees too). I do not know how to contact you guys but my email the second name (as you see it) dot first name at btinternet dot com.

Awful company. DO NOT ENGAGE WITH SDG.

Paid a deposit to purchase a studio property in one of their developments back in August 2021.

The studios apartments were rejected by the council in April 2022 and were not allowed to be built and therefore I am due my deposit monies back.

The lack of correspondence is astounding and the company will only provide information after numerous emails chasing. Whenever responses are received, they are vague and contain empty promises of timelines for funds.

It is now August 2024, 28 months after the rejection (11 months after our long-stop date!) and not a single penny has been returned.

It's been 3 years and I'm still waiting for my £30k to be refunded. Absolutely appalled at the way the situation has been handled and it's caused significant stress for me and my family....

I paid a deposit of £30k in 2021 for a studio apartment in Kingsway Square, due to complete in October 2023. Turns out the deposit protection bond wasn’t legit as the trustee wasn’t registered. Also, they didn't have the correct planning permission in place and had to remove the studios while expanding the floor space across 1 and 2 beds. This increased the price by 50% so I decided not to proceed and asked for the deposit back. It’s now 2024 and I still haven't seen a penny.

Any email I've recieved about this have been generic, addressed to 'Investors' and signed off with no name. No-one is taking responsibility and instead, blaming the council and pandemic.

One person I spoke to (Adam) said most investors had been refunded (which doesn't seem likely when you look at these reviews). When I asked why them and not me, he said 'they kicked and screamed the loudest'.

In September 2023, all investors had to change solicitors as the original one (Monecristo LLP) closed down. I wasn't even contacted by SDG or Alesco (the selling agent) about this. I only found out when I contacted James from Alesco to ask for an update on my refund. Then, when I contacted the new firm (Ackroyd Legal) they didn't appear to have my file or any info about my purchase! So they've also been no help.

Be wary of the recent good reviews on google. I can see the Managing Director, Joanne has responded to some of the reviews but has never once replied to any of my emails or phone calls.

I would like to give 0 rating. I demanded for my deposit of £66,000 I paid in 2020 as the property has not been completed at D block Regent plaza Manchester as expected and it has passed the long stop date since the 30th December 2023 . It was clearly stated in the contract for full refund within 5 working days. I am still waiting and not getting any reply from them. My solicitor has sent numerous emails and the last email I received was via my solicitor and was from Amy Williams in February stating that they are waiting for a resale to return the fund. There is nowhere that it was stated in the contract about refunding deposit after resale. I am worried about my money. Please I need help how to go about it. I have contacted the citizen advice bureau who promised to passed the information to trading standard for help.

It has now been over a year since I have been chasing SDG for a refund of my 32.5k deposit from SDGs who have failed to put a single brick in Kingsway Square. There is no sign or the money from SDG, nor is there any communication on when the funds will be returned. They have stopped anwering phones and not replying emails. There are multiple other people in the same, sad situation. I would strongly advice investors to stay away from this developer.
